Deed Restrictions and Section Info

Tanglewilde is a residential community that was constructed in eight different sections beginning in the 1950s. Each section has its own set of deed restrictions (some of which have been amended), as illustrated below. ALL DEED RESTRICTIONS REMAIN IN FULL EFFECT.

The linked PDF documents represent the current deed restrictions in effect in Tanglewilde to the best of our knowledge. Per the City of Houston website, the Harris County Clerk is the authoritative legal repository of deed restrictions. Current deed restrictons can be requested (for a nominal fee) from:

NOTE ON YARD PARKING (October 2, 2024 update)

The Prohibited Yard Parking Ordinance became effective upon passage by City Council on October 2, 2024. It is now unlawful to park vehicles for an extended period on front lawns (specifically, not on your driveway/approved surface) in the neighborhood.

If you plan to explore widening your driveway, please ensure that you apply for a permit. The City of Houston WILL shut down any unapproved construction.

HOA

There is no mandatory HOA or HOA fee for Tanglewilde, and an HOA has never existed. The deed restrictions are the governing documents for the individual sections, and do not establish an HOA. However, deed restrictions for all eight sections of Tanglewilde remain in full effect.

There was once a voluntary civic club that did business under the name Tanglewilde Property Owners Association (TPOA). It disbanded in 2019 amid controversy.

TRANSFER FEE

The civic club doing business under the name Tanglewilde Property Owners Association (TPOA) once asserted the power to collect a title transfer fee on all properties sold in Tanglewilde. That assertion was always of dubious legal merit, and the now-defunct organization eventually posted publicly that it was an entirely voluntary fee.

Real Estate Agents, Title Agents, and Buyers: No (Title) Transfer Fee should be charged on any property transaction involving Tanglewilde. Please ensure that your records and transactions reflect this reality.
